Over 25 years ago, I started working from the ground up to become one of the leading escrow officers at my office and eventually added the titles of Vice President and Branch Manager to my resume. I specialize in anything involving title insurance, including residential and commercial, 1031 tax deferred exchanges, seller financing transactions, refinancing, construction loans, development loans, and more.
I founded Freedom 1031 to offer my expertise nationwide. Not only to ensure the protection of your funds but to provide guidance and answers throughout the complicated and confusing exchange process.
An improvement 1031 exchange is when you are doing a standard 1031 exchange and you use the proceeds of the relinquished property to acquire and improve the replacement property as part of your 1031 Exchange transaction.
A reverse 1031 exchange is when you purchase your replacement property before you close on the sale of your relinquished property. It involves additional paperwork and procedures on top of the standard 1031 exchange.
A traditional forward 1031 exchange is when you sell investment property (relinquished property) and roll all, or part, of the sale proceeds into the purchase of a new investment property (replacement property).
1031 exchanges allow investors to defer capital gains taxes on the sale of investment property. By deferring these taxes, investors are able to reinvest their capital into new property, without having to pay taxes on their gains. This allows them to keep more of their money working for them, and ultimately grow their wealth over time. Our team of experienced professionals have helped countless investors defer their capital gains taxes, and we're ready to do the same for you.
This is the primary benefit of doing a 1031 exchange. By reinvesting the proceeds from the sale of your investment property into a new property, you can defer paying capital gains taxes on the sale.
A 1031 exchange allows you to quickly increase your investment portfolio without having to pay capital gains taxes on the sale of your original property. This can help you grow your wealth more quickly.
A 1031 exchange also allows you to diversify your investments by reinvesting in a different type of property than what you originally owned. For example, if you sell a rental property, you could use the proceeds to purchase a vacation home that can be rented out when you're not using it.
We have experience working with all types of investors in all 50 states, and we're knowledgeable about the different rules and regulations that apply in each state.
